At least 3 bedrooms (2 bedroom w/an office that could serve as a guest room is okay) >1500 Sq ft , large yard, 1.5+ bathrooms. Architectural appeal is important (box beam, builtins, woodwork, moldings, plate&rail, waistcoating, etc). 1910 through 1940s is my sweet spot. Champaign is preferable so daughter doesn't have to change schools. A garage and fenced yard would be nice, but not a deal breaker.
